The inquiry came in at 11:48 p.m. It was answered at 11:49.
An assistant that knows your community answers every family in minutes, day or night, offers a visit, and hands your team the brief in the morning. Families find you by fit, not by who paid. You pay one flat monthly price per community and nothing per move-in.
No contract to read today. No per-lead fee, no placement fee, ever.
7:02 am, the brief to Maria: discharge Friday, no assessment yet, social worker Karen, nights.
7:35 am, Maria confirmed 2:00 and called Karen.
An example with a made-up family. The assistant already had her name and number from the chat’s first screen, so it never asks twice. It states only facts you confirmed, starts the next steps itself, and never says whether a person is a fit.
Not our numbers. Published ones.
53%
of web inquiries to senior living communities got no response within two hours.
Bild & Co. mystery shops, 2023, reported in Senior Housing News, February 2024
13%
of mystery-shop calls to communities never got a response at all. Across the industry, about one inquiry in five became a tour.
A month’s rent
is what a referral service usually charges when the family it introduced moves in. Some charge per lead instead.
The published terms of the two largest referral services, read 2026-10-03
How it works today
- The inquiry comes in Friday at six. Somebody calls it back Monday.
- You pay when they move in, usually a month’s rent or more.
- The inquiry is a name and a number, sent to five communities at once.
- Your website form, your email and your phone are three inboxes.
- The biggest marketing budget ranks first.
How it works here
- Answered in a minute, a visit offered, your team briefed by morning.
- One flat monthly price. Nothing per move-in.
- The family’s brief, in their own words, and they chose you.
- Every inquiry from every source in one thread, with the same follow-up.
- Fit ranks first. Spend is not an input.
What did introductions cost you last year?
Put in your own numbers. This works out what you paid a referral service, not what we charge, because we do not charge for introductions at all.
$24,750
paid for introductions, at about $4,125 each. The family still had to find you, visit, and choose you.
Here, the introduction is $0, however many move in. One flat monthly price per community, set by your licensed beds. See yours the minute you claim your listing.
Side by side with a referral service
Most operators have only ever used one model. Here is how the two differ on the things that decide your census and your invoice.
| A referral service | Latter Years | |
|---|---|---|
| How you pay | A fee per move-in, usually the first month’s rent or more. Some charge per lead instead. | One flat monthly price per community. Nothing per lead, nothing per move-in, ever. |
| Nights and weekends | The inquiry waits for Monday, and the family keeps calling other places. | On Complete, the assistant answers in minutes, offers a visit from your calendar, and your team gets the brief in the morning. |
| Who ranks first | Communities that pay for placement or promotion, or that the advisor is paid most to recommend. | Whoever fits the family’s care needs, county and budget. The ranking cannot read what anyone pays. |
| What arrives | A name and a number, usually sent to several communities at once. | The family’s brief: level of care, county, budget range, timeline, and what they said they are worried about. |
| How you reach them | You call a number and hope. The family is fielding calls from everyone the advisor sent them to. | The family chose you from their list. Replies, visit times and texts stay in one thread with the inquiry, whether it came from us, your website or your phone. |
| After the move-in | The relationship ends when the invoice is paid. | Settling-in check-ins and Google review invites to residents and families, on a schedule you set. |
| What you learn | An invoice. | Why families went quiet, the demand in your county you are not matching, where you land for the families who fit you, how fast you answer, and what you got from us. |
| Small community, big campus | The bigger marketing budget wins the top of the list. | A twelve-bed home and a 120-bed campus are ranked by the same questions. Budget is not one of them. |
What you get, and what it looks like
Three steps. The first is free and takes ten minutes. The second is the engine. The third is the assistant that works nights.
Free: your claimed listing
Free, for as long as you want it.
- Your community is already in the directory from the state register. Claiming takes it over.
- Photos, a logo, your Google rating, and confirmed answers on care, price and availability, which count more than scraped ones.
- Answer a state inspection finding on your listing, so families read your side next to the record.
- See the first names of families who ask about you, and how often your listing was viewed.
Core: the engine
One flat monthly price per community, set by your licensed beds. Never per lead or per move-in.
- The inquiry, with the brief. Contact details and the family’s own words, in an inbox your team shares.
- Every lead from every source. Our directory, your website chat, your form, your email, your phone. One thread per family, texts and emails included.
- Waiting on you. The families waiting on a reply, the visits to confirm, the to-dos, on one list each morning.
- Automations you can read. Starters for new inquiries, after the visit, settling in, review invites and campaigns, pausable per family.
- Visits, appointments, openings and a waitlist. Offered and confirmed from the thread.
- Insights. Why families went quiet, demand you are not matching, where you land, how fast you answer, and what you got from us.
Complete: the engine, and the assistant
Everything in Core, plus the assistant that answers at 2 a.m.
- Answers every family in minutes, on your website and on your listing, day or night, in the family’s language.
- Asks before it tells. How things are at home, who is coordinating a discharge, what the family is afraid of. The questions an admissions director would ask, in that order.
- States only what you confirmed. Price, payers, availability, hours, care. It never says a person is a fit, never holds a room, never names a condition, and hands off the moment someone asks for a person.
- Starts the next step. A callback for your nurse’s team with the time, a visit requested from your calendar, the brief for your team each morning.
- Drafts replies and campaigns for your team to send, and a weekly brief of what changed.
- You see every turn it took, and a correction becomes a rule.
Included conversations each month, sized to your beds.
Waiting on you
One list when you sign in. Reply, confirm or snooze from the row.
Automations you can read
Each one is a plain list of messages and timing. Pause any of them for one family.
Reply, follow up, offer a visit. Stops when they reply.
Thank you, the question they asked, the next step

The chat on your own website
One line of code, or the WordPress plugin. It answers from what you confirmed, starts the next step, and every visitor who asks is a lead in the same inbox, name and number already on file.
Why families went quiet
Counted from your own leads, with one thing to do about each.
What you got from us
The numbers an owner asks for at renewal, kept all year.
Example figures. Yours start at zero and are counted from your own leads.

What it costs
Claiming your listing is free and stays free. A subscription is one flat monthly price per community, set by your licensed beds, and it does not change whether one family moves in or ten. There is no per-lead fee, no placement fee, no auto-renew surprise and no renewal surcharge. We send you the renewal reminder.
Once you have claimed your listing you can see the price for your own community without talking to anyone. If you would rather talk it through, ask for a walkthrough and we will quote it on the call.
Why families trust the list you are on
The reason this directory is worth being in is the same reason you cannot buy your way up it. Families know nobody paid for the order, so they read the whole list instead of assuming the top is an advertisement.
Every licensed community in each state we cover is listed from that state’s register, claimed or not. The function that ranks you takes no subscription, plan or spend as an input, and the factors it does use are published for anyone to read.
What never counts
- What you pay us, or whether you pay us at all
- Your marketing budget or the size of your campus
- Anything a family told us about VA benefits
- A fee for the introduction, because there is none
Home health, hospice and personal care agencies are listed too.
Every licensed hospice, home health and personal care agency in the states we cover is in the directory from the state register, and a family reaches an agency the way they reach a community: with the brief, in one thread your team answers. Claiming is free. A subscription is one flat monthly price per listing.
Find your agency, then claim it from its listing.

The questions operators ask first
- Do you charge per lead or per move-in?
- No. One flat monthly price per community, set by licensed beds. A move-in costs you the same as no move-in, which is the point.
- Does the assistant make things up?
- It states only the facts you confirmed on your listing: price, payers, availability, hours, care. When a question is outside those, it says a person will follow up and hands the thread to your team. You see every turn it took, and a correction becomes a rule it follows from then on.
- Do you sell the same inquiry to five communities?
- No. A family chooses which communities to contact from their own ranked list, and reaches the ones they pick. There is no shared lead pool.
- Can we pay to rank higher?
- No, and the ranking function is built so that it could not read the answer if you did. What it does and does not look at is published at How we rank.
- Can a bigger facility outspend us?
- Not here. Spend is not an input. A twelve-bed home that fits the family ranks above a 120-bed campus that does not.
- We already pay a referral service. Do we have to stop?
- No. Claiming your listing is free and changes nothing about your other arrangements. Most operators start by claiming, keeping their data current, and watching what comes through.
- My team will not log into another dashboard.
- They do not have to at first. A new inquiry, a visit request and a family left waiting reach your team by email, the assistant handles the first answer on Complete, and Waiting on you is one list. The dashboard is there when they want the detail.
- Is our community already in the directory?
- Almost certainly. The directory is built from the state’s licensing register, so every licensed community is listed whether or not it has heard of us.
- How many families are using this?
- Not enough yet to quote a number, and we will not invent one. The directory covers every licensed community in the states we cover, families arrive through the quizzes and search, and it is early. Ask for a walkthrough and we will tell you exactly where things stand.
You have the rooms. Let's get you the families who fill them.
